Sioux County, Iowa

Two tracts were sold in Sioux County, Iowa, on October 22, 2025, when the heirs of Donald and Janet De Groot sold 120.17 acres of high-quality Lincoln Township farmland at public auction through Zomer Company. The property was offered in two tracts, with Tract 1 (80.13 acres, CSR2 94.5) selling for $26,500 per acre and Tract 2 (40.04 acres, CSR2 90.5) selling for $18,500 per acre, totaling approximately $2.86 million. Located just northeast of Hull, both farms feature predominantly Galva, Primghar, and Marcus soils with excellent topography and strong productivity.

 

Sioux County, Iowa

Peoples Company sold prime Sioux County farmland on October 28, 2025. The Denton L. Moir Disclaimer Trust sold 80 acres of farmland at public auction for $23,900 per acre, totaling approximately $1.91 million. Located four miles southwest of Orange City and nine miles northeast of Le Mars, the farm is nearly 100% tillable with 79.9 FSA cropland acres carrying a strong 93.5 CSR2. Predominant soil types include Galva and Primghar silty clay loams, known for their productivity.

 

Henry County, Illinois

On September 9, 2025, the Gladys M. Swanson Trust sold 154 acres of productive farmland in Phenix Township, Henry County, Illinois, for $18,500 per acre, totaling nearly $2.85 million, at a virtual online-only auction conducted by Hertz Real Estate Services. The property included 148.69 FSA cropland acres with a 140.0 Productivity Index (PI) and consisted primarily of Biggsville, Joy, and Milford soils. With gently rolling terrain, some existing tile, and excellent access northeast of Geneseo, this tract represented a strong sale for high-quality Illinois farmland.


St. Joseph County, Indiana

St. Joseph County, Indiana, had a top auction that took place on September 16, 2025, when the Richard Farm, totaling approximately 120 acres, sold in two tracts for a combined $2.4 million at an online auction conducted by Halderman Real Estate Services. Located in Madison Township near South Bend, the property included 115.7± tillable acres with level topography and high-quality soils, primarily Crosier, Riddles-Oshtemo, and Milford loams. Improvements included a 1,566 sq. ft. farmhouse, multiple outbuildings, and grain/livestock facilities.

 

Lincoln County, South Dakota

A noteworthy sale in Lincoln County, South Dakota, occurred on October 24, 2025, when Jensen Family Farms sold 160 acres of highly productive farmland in Dayton Township at public auction through Sutton Auctioneers & Land Brokers for $16,200 per acre, totaling approximately $2.59 million. The tract included 155.2 FSA cropland acres with an 85.8 weighted average Productivity Index and featured exceptional Class I and II soils, primarily Wentworth-Chancellor, Chancellor-Viborg, and Egan-Chancellor silty clay loams. Extensively pattern tiled in 2011 with nearly 28,000 feet of drainage, this farm, located within 10 miles of Sioux Falls and just 2½ miles west of the Iowa border, drew strong regional interest for its top-end soils, high percentage of tillable acres, and desirable location.
