Notable Farmland Sales July 2025 Includes Iconic Dairy Farm

Tuscarawas County, OH - June 24, 2025

The iconic 176.5-acre Trealayne Holsteins Family Farm in Dover Township, Tuscarawas County, Ohio, sold at live auction on June 24, 2025, for a total of $5,317,400. Located at 3727 Bair Rd. NW near Dover, this generational property was well known for its registered dairy herd and quality operation. The farm was offered in 8 parcels ranging from 6.1 to 46.3 acres and included a mix of excellent tillable farmland, wooded recreational land, and scenic country building sites. The property featured several farm buildings, including a 250'x42' dairy barn, a 100'x40' bank barn, and a 22'x50' equipment shed, all in fair usable condition. With easy access to I-77 and state routes, and mineral rights included, the sale drew strong interest and marked the first time the property had been available in over 80 years.

 


Adams County, IL - June 24, 2025

The Weisenborn Farm, located on the north edge of Quincy, Illinois in Section 19 of Ellington Township, Adams County, was sold at auction by Stone Farm of Wisconsin LLC for a total of $1,624,330. The 60.47 surveyed acres were offered in two tracts, both featuring highly productive tillable farmland and excellent development potential.


Tract 1, totaling 19.46 acres, sold for $35,000 per acre and is nearly 100% cropland with a high Productivity Index (PI) of 135.7 (Class A). It features Mannon and Biggsville soils and is zoned M1-Enterprise Zone (Light Industrial), offering prime development potential with direct access from Ellington Road.


Tract 2 encompasses 41.01 acres and sold for $23,000 per acre. It is also nearly 100% cropland with a PI of 131.3 (Class B), featuring Biggsville, Mannon, and Stookey soils. Like Tract 1, it is zoned M1-Enterprise Zone and has access from Ellington Road, making it attractive for future development.


 

Linn County, IA - July 18, 2025

A premium 115.89-acre farm located just ¾ mile north of Mount Vernon, Iowa, on Springville Road sold for $17,700 per acre, totaling approximately $2,051,253. The farm includes 111.12 net taxable acres and is nearly all tillable, with an estimated 109.03 FSA effective crop acres. It features highly productive soils (Dinsdale, Klinger, and Tama) with a strong CSR2 rating of 93.8, making it one of the top-quality farms in Linn County.
