This 230.35 +/- gross acre property located in Wilkin County, Minnesota sold via the online-only auction method for a total of $2,268,837 or $9,836 per acre on May 20. The farm is in a prime location, situated on the east side of the productive Red River of the North, adjacent to paved Highway 75 and less than a half mile from the Minn-Dak Beet Plant. The property is just over 91% tillable, with 211.2 FSA cropland acres. These tillable acres carry a 90+ Crop Productivity Index Rating, as the main soil types are Aazdahl clay loam and Doran clay loams. Due to the cropland being leased for the 2025 growing season, the buyer will receive returns in the form of the second half of the 2025 cash rent lease.
In Sioux County, Iowa, an 80.00 +/- gross acre tract sold for an impressive $20,500 per acre on April 23. The Farm Service Agency states that there are 74.72 +/- tillable acres, with 1.50 enrolled in the Conservation Reserve Program. The tillable acres hold a CSR2 value of 86.0, with the primary soil types being Galva and Radford. Despite the farm having terracing, two waterways, and a portion of the property being located in Flood Zone A, this sale continues the trend of strong northwest Iowa farmland prices. The buyer will receive immediate full possession of the property upon signing the purchase agreement, allowing them to plant the 2025 crop in a timely manner.
621.58 +/- net acres in the central Iowa counties of Hamilton and Hardin sold via a 5-tract buyer’s choice auction on June 12. As a whole, the farm is highly tillable, with 97% of the property in row crop production according to the FSA. Additionally, 400 +/- acres are Certified Organic farmland, providing a unique opportunity. Already being certified is a significant time and money saver, as the certification process takes multiple years. Tracts 1 & 2 sold for $15,000 per acre, and Tracts 3–5 sold for $13,200 per acre, totaling over $8.5 million.
87.60 +/- gross acres sold in the southwest Iowa county of Adair on May 28. The farm is comprised of 69.87 effective FSA cropland acres, with the balance being the Middle River that meanders through the property. These tillable acres hold a CSR2 value of 78.8, which is well above the county average of 64.0. The high soil rating is largely due to the presence of Ladoga silt loam soils. On auction day, the property sold for $13,200 per acre, for a total sale price of $1,156,320. To analyze the cropland further, the farm sold for $16,550 per tillable acre or $210 per CSR2 point.

535+/- contiguous acres located four miles north of Muncie, in Delaware County, Indiana, sold via public auction on May 21. Selling as six tracts, the auction concluded with a final sale price of $9,083,643, or $16,728/acre. The farm as a whole is highly tillable and productive, as it is 97% tillable and holds Pella, Pewamo, and Blount soil types. There is County tile, open drainage ditches, and multiple drainage outlets to ensure adequate drainage from the flat topography. The buyer will be able to farm the 2025 crop year. This sale shows that strong farmland sales do occur on the east side of the Corn Belt.
