Notable Sales, April 19



Lyon County, Iowa Two 40-acre tracts located five miles southeast of Inwood, Iowa, were sold at public auction on April 5. Tract 1 consisted of 38.77 tillable acres that were classified as Highly Erodible Land (HEL) with a CSR2 soil rating of 66, and a pipeline easement has been signed with Summit Carbon which will go through the property. Tract 2 consisted of approximately 39 tillable acres also classified as Highly Erodible Land (HEL) with a CSR2 of 68.3. Tract 1 sold for $22,200 per acre or $347 per CSR2 point. Tract 2 sold for $19,200 per acre or $288 per CSR2 point.


Lyon County, Iowa A tract of land consisting of 39.83 acres was sold via public auction on April 8. Located six miles southwest of George, Iowa, this farm had 38.87 tillable acres with a CSR2 soil rating of 91. It sold for $21,700 per acre for a total price of $864,311 or $244 per CSR2 point.


Montgomery County, Illinois Six tracts of land located five miles southeast of Coffeen, Illinois, were sold via the buyer’s choice method on April 11. Of the six, tracts 1-3 stood out the most. Tract 1 consisted of 40 acres with 39.95 tillable acres and a soil rating of 110.1. Tract 2 consisted of 79.24 acres with 77.91 tillable acres and a soil rating of 109.9. Tract 3 consisted of 40 acres with 39.80 tillable acres and a soil rating of 107.1. All three tracts sold for $16,400 per acre, or $148, $151 total and $153 per soil point.


Lincoln County, South Dakota Located eight miles northeast of Canton, South Dakota, along the Iowa-South Dakota border, 55.77 acres were sold at public auction on April 15. The tract consisted of 54.74 tillable acres with a soil rating of 85.2. It sold for $21,000 per acre for a total sales price of $1,171,170 or $251 per point.
