Lyon County, Iowa - A premium 80-acre farm in Richland Township sold at auction for $21,700 per acre on January 15, 2025, demonstrating the continued demand for high-quality farmland in northwest Iowa. The property included approximately 77.41 tillable acres with productive soil types and a CSR2 rating of 67.5. Well-situated near multiple grain elevators, feedlots, and dairies, this tract offered a strong opportunity for both operators and investors. Competitive bidding underscored the desirability of farmland in this tightly held area where properties rarely become available.


Sioux County, Iowa - A highly productive 161.62-acre farm in northwest Iowa was sold through an online-only auction on December 12, 2024, closing at an impressive $21,800 per acre. The final sale price totaled $3,523,316. Featuring 156.94 acres of quality cropland with a CSR2 rating of 94.7, the property was well-suited for investors and farm operators alike. The land was level to gently rolling and had been extensively managed in recent years. The auction saw strong interest due to its prime location and exceptional soil productivity.


Story County, Iowa - Tract 1 of a high-quality farmland auction in Story County, Iowa sold for $15,082 per acre on December 3, 2024, reinforcing the region's strong agricultural market. The 80-acre tract, which includes 79 cropland acres, was part of a larger 195.09-acre offering located just southwest of Huxley and near Ankeny. The farm was leased for the 2024 cropping season, with full possession transferring to the buyer on March 1, 2025. Competitive bidding highlighted the desirability of this productive farmland in a prime location.


DeKalb County, Illinois - On December 11, 2024, a productive 88.5-acre farm southwest of Shabbona changed hands at auction for $11,700 per acre, highlighting the continued strength of the region's farmland market. The property boasted a productivity index of 129 and included 4.1 acres enrolled in the Conservation Reserve Program (CRP) for waterways. With gently rolling topography and convenient access from Goble Road, the farm was open for lease for the 2025 crop season. Competitive bidding underscored the continued investor and operator interest in high-quality farmland in northern Illinois.


Rock County, Minnesota – On December 19, 2024, a prime pair of farmland tracts in Kanaranzi Township commanded a sale price of $16,600 per acre at auction, underscoring the continued strength of the agricultural land market. Tract 1, totaling 80.47 acres, and Tract 2, at 72.67 acres, boasted highly productive soils with top-tier ratings, making them a valuable acquisition for farming operations and land investors alike. Situated southwest of Kanaranzi and near Rock Rapids, Iowa, these properties offer an excellent location in the region.
