Notable Sales, July 12


Guthrie County, Iowa One 74.00 acre m/l tract located two miles east of Guthrie Center, Iowa sold via live public auction on June 28. This farm consisted of 69.13 FSA tillable acres while holding an average CSR2 value of 78.7. An old building site, with a dwelling built in 1900, contributed little to no value. On auction day, it sold for $13,900 per acre or $189 per CSR2 point.


Mitchell County, Iowa On July 10, a nearly level 80.00 acre m/l tract located northwest of Riceville, Iowa, sold via public auction. This highly tillable tract held an average CSR2 value of 74.7, with the primary soil types being Clyde-Floyd complex and Oran loam. Despite holding average soil types, the farm had a strong sale as it sold for $1.26 million or $225 per CSR2 point.


Lyon County, Minnesota Two tracts totaling 133.92 acres m/l located northwest of Marshall, Minnesota, sold via timed online auction on July 10. Both tracts were nearly 100% tillable and held a CPI value of over 93.0. Tract 1 led the way and consisted of 63.5 acres m/l with a CPI value of 95.8. It sold for $15,300 per acre or $163 per CPI point. The total sale price of the two tracts was $1.83 million.


Calhoun County, Iowa 160.00 acres m/l located four miles south of Lytton, Iowa, sold via live auction on July 10. There were 154.75 FSA cropland acres with a CSR2 value of 87.5. The primary soil types are Clarion, Webster, and Nicollet clay loams. The farm brought 2.5 million or $15,700 per acre.
