Tract 1 sold for $16,300 per acre, reflecting its higher percentage of productive cropland and overall quality. Tract 2, which contained a greater proportion of timber and recreational land, sold for $6,100 per acre. The combined purchase price for both tracts totaled $1,488,905.

A single-tract offering of 35.51+/- acres in Holland Township, Sioux County, Iowa sold at public auction on December 1, 2025, achieving a final sale price of $32,000 per acre. The farm consisted of approximately 33.91+/- tillable acres and featured highly productive soils, including Galva, Primghar, and Primghar silty clay loams, with a weighted CSR2 of 94.5. Located just northwest of Orange City, the tract offered strong location, excellent soil quality, and a high percentage of tillable acres, contributing to competitive bidding and a premium per-acre result reflective of top-tier northwest Iowa farmland.

A multi-tract agricultural property in Indiana sold in November 2025, featuring a diverse mix of farmland and improvements. Tracts 1 and 4 sold together for $1,095,000 ($16,246 per acre), Tract 3 sold for $255,000 ($15,938 per acre), and Tract 5 brought $700,000 ($14,056 per acre). Additional tracts sold on a lump-sum basis, including Tract 2 ($360,000), Tracts 6 and 9 ($555,000), and Tracts 7 and 8 ($670,000).

 

The overall offering included a combination of productive farmland along with substantial improvements, including hog barns, a grain handling and storage system, and three residential dwellings, contributing to varied bidding across the tracts. In total, the auction generated $3,635,000 in gross proceeds, with pricing reflecting the mix of land quality and income-producing improvements across the property.

A six-tract offering totaling 446.78+/- acres sold at public auction on December 4, 2025. Per-acre prices across the tracts ranged from $4,200 to $13,500, reflecting differences in tillable percentage, soils, and overall utility. Tract 6 was the standout sale, bringing $13,500 per acre for 80.85 acres, driven by its 97% tillable layout, strong Putnam, Mexico, Leonard, and Moniteau soils, and efficient field configuration.

 

The remaining tracts sold for $11,600 per acre (Tract 1), $8,000 per acre (Tract 2), $4,200 per acre (Tract 3), $9,700 per acre (Tract 4), and $10,800 per acre (Tract 5).
